Honolulu, Hawaii
This project involves the construction of a 12,000 square foot beachfront property with 5 bedrooms, 5 ½ bathrooms and an infinity lap pool on the second floor overlooking the Pacific Ocean.  Amenities include a theatre, entertainment center, exercise room and covered lanai.  Through the use of photovoltaic panels, the home will be energy efficient by converting solar energy directly into electricity.

      Interviewed contractors and advised the owner in contractor selection
      Established a budget and worked with the architect to design the project in accordance with the owner's budget
      Negotiated guaranteed maximum price (GMP) contract on behalf of owner with general contractor
      Liaison between general contractor, architect and owner prior to and during construction
      Negotiated all change orders and schedule extensions

Coolmain Castle, Ireland
Originally built in 1792, this property consists of a 10,000 square foot Gothic castle with 9 bedrooms, 7 bathrooms and a separate 3 bedroom residence for caretakers on 40 acres. The estate features a tennis court, pavilion and horse stables. The main structure was completely remodeled and includes a new heating and electrical system. One two-story wing was completely gutted due to dry rot and was restored to reflect its past elegance. The caretaker's residence was a completely new structure built within the preexisting stone wall to preserve the character of the grounds.

     Interviewed architects and contractors, recommended which firm best met the owner's needs
      Negotiated contract with architect and negotiated guaranteed maximum price (GMP) contract with general contractor on behalf of the owner
      Established project budget and schedule
      Value engineering - completed the project in the most time and cost efficient manner
      Worked with the interior decorator to coordinate the interior design as part of the project
      Created waterfalls and ponds within a one acre walled garden and converted 20 acres of crop fields into a meadow

Beverly Hills, California
BTG took charge of project management after the first general contractor was terminated by the owner and a second general contractor had taken over the project. BTG stepped in at 60% completion and finished Phase 2 which entailed a 7,000 square foot entertainment center featuring a theatre, projection room, golf simulation room, recreation room and performance stage. Currently, this project is in Phase 3, which consists of a guest house, conservatory and gazebo.

Newport Beach, California
This project consists of remodeling of an 8,000 square foot beachfront property on Newport Beach, overlooking the Pacific Ocean.  It will have a boat dock and a covered patio will be converted into an office and editing room.

  •   Owner's Representative
      Negotiated guaranteed maximum price (GMP) contract with general contractor
      Advised on design, constructability issues and cost impacts
      Interviewed subcontractors and contractors and made hiring recommendations
      Liaison between general contractor, architect and owner
      Monitored budgeting and scheduling of progress deadlines
      Negotiated all change orders and schedule extensions
      Worked with interior decorator to coordinate the interior design as part of the project

Mixed Use Residential

Douglas Building - Los Angeles, California
Built in 1898, the Douglas Building is a five story, 74,000 square foot formerly vacant office building  that was converted into 50 condominium units and 17,000 square feet of ground floor retail space. The Douglas Building combines a prime location with on-site parking that benefits the ground floor retail customers and provides premier living space.

Services provided for this project:

  •   Negotiated a preferred equity agreement
      Assisted the developer in selection of a general contractor
      Worked with the developer to establish the overall design cost
      Assisted developer in the sale of the property

Douglas Building - Los Angeles, California

  • Fuller Lofts Condominiums - Lincoln Heights, California
    The Fuller Lofts condominiums are an adaptive reuse project and will create 102 units of for-sale housing, minutes from downtown Los Angeles. At least 45 of the homes will be sold to families earning less than 120% of the area's median income.

    Services provided for this project:

    •   Hired as consultant to advise on development of the project
        Evaluated proposals with the general contractor
        Advised lenders on the developer's ability to complete the project on time and in accordance with the set budget
