First United
Methodist Church - Los Angeles, California
BTG is advising
First United Methodist Church on its developer-partner selection
to develop 25,000 square feet of vacant land currently used as a
parking lot located near L.A. Live (Staples Center, Nokia
Theatre) in Downtown Los Angeles.
The Church's goal is to build state-of-the-art facilities
including a sanctuary, offices, a "sky chapel," and parking. In
exchange for the lease of their land, the developer will build a
neighboring project compatible with the Church, which the Church
will ultimately own upon expiration of the ground lease.

Immanuel
Presbyterian Church - Los Angeles, California
BTG is advising Immanuel Presbyterian Church on its
developer-partner selection for the development of two parcels
behind their Gothic church on Wilshire Boulevard in the
Mid-Wilshire/Koreatown neighborhood of Los Angeles. The goal of
this project is to create an income stream allowing Immanuel to
maintain the existing 42,000 square foot church, furthering
their community outreach programs and fulfilling the needs of
their diverse congregation. To meet these goals, the developer
will build a 76-unit affordable family housing complex. The
Church will retain ownership of the land through use of a ground
lease and will ultimately own all of the developed improvements
at the end of the lease.Services provided for

surveyor and architect to assist in developing viable
ideas of what could be developed on the property

Conducted market and feasibility
analyses for the two parcels

Managed the Request For

would make an up front cash payment and monthly payments in accordance
with the terms of the ground lease

Presbyterian Church -

Church of the
Nazarene - Westchester, California
BTG advised the Church of the Nazarene on the optimum
use for a site which they own in Westchester. The site currently
holds an underutilized wood frame and stucco church (attended by
only twelve congregants) and an adjoining triplex, both in need
of significant repair. Rather than simply sell the land to an
investor or developer, the Church is looking to
BTG to help
maximize the value of this property. BTG conducted a feasibility
study of the property's development potential by analyzing the
zoning, location (proximity to area amenities such as
restaurants, shopping, transportation, and beach recreation) and
potential market demand. BTG determined that a condominium
development is the highest and best use for this site.

Wilshire
Christian Church - Los Angeles, California
BTG is currently advising Wilshire Christian Church
on the selection of a qualified developer-partner to develop
property it owns on Normandie Avenue in the
Mid-Wilshire/Koreatown neighborhood of Los Angeles. The goal of
the project is to provide income to the Church, as well as
significant additional parking. The Church will maintain
ownership of the property. The selected developer will make
payments to the Church through a ground lease, enabling the
Church to expand its mission and services to the community it

Center - Santa Monica, California
St. John's Health Center
created a new Master Development Plan calling for the
construction of an additional 190,000 square foot patient
facility and three-story, 216,000 square foot parking garage to
be completed in 2008. St. John's also plans to build a light
medical facility in Playa Vista, California.

with one of the two architectural firms working on the

saving $2 million

Childrens
Hospital Los Angeles - Los Angeles, California
The Childrens Hospital Los Angeles' new hospital
building, with a 460,000 square foot, 280-bed capacity, opens in
2009. It will be the finest medical and surgical environment for
severely ill and injured children anywhere in the United States.
It will also surpass seismic performance standards to not only
withstand a major earthquake, but be fully operational after a
major seismic event to meet the 2030 standard mandated by
California law.
